We promote a respectful and peaceful living environment. Noise should be kept to a minimum, especially during study hours and late at night.
Yes, you are expected to clean the apartment before your departure. A walkthrough and inventory check will be conducted when you arrive and when you leave the apartment. At the end of your lease, you must remove all your belongings and clean both private and shared spaces. If any issues are noted during the final walkthrough, such as uncleanliness, damage, missing items, or non-standard repairs, fees will be applied accordingly.
Yes, you can hang up pictures or posters, but you must use a reusable and clean adhesive that does not damage surfaces. Nothing may be hung in common spaces or on apartment doors.
Yes, you can have friends over, but only while you are present. Visiting hours are from 11 AM to midnight Sunday through Thursday, and from 11 AM to 2 AM on Friday and Saturday. No sleepovers are allowed, and you may have a maximum of two guests per room to minimize noise.
*No smoking or using e-cigarettes is forbidden on the residence premises. This rule applies to residents and their visitors in private spaces, shared spaces, common areas, and balconies.
Rent payments are due on the 1st of each month. You are responsible for ensuring that your monthly rent is received by the specified date without any reminder. Payments can be made in cash, by e-transfer, or by cheque.
Your rent includes all furniture. However, electricity and Wi-Fi are separate expenses that must be shared equally among all students in the apartment. You should budget $50 for these fees, which should be at most this amount.
You can hang up pictures or posters, but they must be hung up with a reusable and clean adhesive which does not damage the surfaces. Any messages, images, or decorations which are of obscene, sexist, racist, or discriminatory nature will not be tolerated. Nothing may be hung up in the common spaces or on apartment doors.
Your guests will be allowed in the residence only while you are present during the following hours: from 11am to midnight from Sunday to Thursday and from 11am to 2am Friday and Saturday.
It is subject to change according to governmental and health measures in effect during your stay.
You can of course personalize your space, but you cannot replace or add any furniture, or do any kind of construction, whether it is painting, making any holes, or installing any electrical or network devices. You can, however, bring in a microwave, a television, a fan, a lamp, as well as a toaster.It is subject to change according to governmental and health measures in effect during your stay.
It is forbidden to smoke or use any e-cigarettes on the residence premises. This rule applies to residents and their visitors in private spaces, shared spaces, common spaces, and on the balconies.

The lease is valid for 9 months, from August 15th to May 14th of the following year. It is possible to extend the duration of the lease for a maximum period of 1 month at the rates in effect.

Oui, vous devez nettoyer l’appartement avant votre départ. Un état des lieux et un inventaire seront effectués à votre arrivée et à votre départ.
